Kim Hoa Social Housing Project in Me Linh District
According to the Hanoi Department of Construction, the social housing project at lots CT1, CT3, and CT4 in the Kim Hoa Urban Area (Tien Thang Commune, former Me Linh District) is now officially accepting registration documents for purchase and rent-to-own applications for the first phase, until November 5th.
In this initial launch, the developer is offering 480 units out of the project’s total 720 units. Of these, 408 units are priced at approximately 20.2 million VND per square meter (including VAT and maintenance fees), which is about 1 million VND per square meter lower than the provisional price announced in April.
Additionally, the remaining 72 units are available for rent-to-own at a rate of 244,515 VND per square meter per month (including VAT, excluding maintenance fees). Successful applicants are expected to sign their purchase documents starting from November 25th.
Construction began in May 2023, with a total investment of nearly 1.3 trillion VND and a scale of over 3.4 hectares, spanning four lots from CT01 to CT04.
The complex consists of buildings with 9 above-ground floors, 1 basement, and 1 roof level, reaching a height of 37.35 meters, with the basement depth at 3.25 meters. According to the approved schedule, the project is set to be completed and handed over by the end of 2026.
Social Housing Project at Kim Hoa Urban Area, Tien Thang Commune, former Me Linh District
Recently, the Thang Long Green City Social Housing Project, developed by a joint venture between Hanoi Investment and Housing Development Corporation (Handico) and Viglacera Corporation, also began accepting applications from November 10th to December 19th.
Here, the provisional selling price for social housing units (including VAT and maintenance fees) is 18.4 million VND per square meter. The rental price for social housing units (including VAT and maintenance fees) is provisionally set at 91,700 VND per square meter per month, while the rent-to-own price is 312,860 VND per square meter per month.
The Hanoi Department of Construction notes that the above selling, rental, and rent-to-own prices are provisional. The official prices for social housing will be approved by the developer in accordance with current regulations.
Earlier in October, the Hanoi Department of Construction also announced the acceptance of applications for the Thuong Thanh Social Housing Project in Bo De Ward.
The Thuong Thanh Social Housing Project comprises three 22-story buildings labeled CT1, CT2, and CT3 (excluding basement and roof levels), totaling 1,951 units. Of these, 1,765 units are for sale, and 186 units are for rent-to-own. The units range in size from 32.31 square meters to 69.9 square meters.
The project is being developed by a joint venture between Him Lam Thu Do JSC and BIC Vietnam JSC. The average selling price here is approximately 29.4 million VND per square meter (including VAT but excluding maintenance fees), making it the most expensive social housing project in Hanoi to date.
Applications for purchase and rent-to-own will be accepted from October 1st, 2025, to November 4th, 2025 (excluding Sundays). The signing of sales contracts is expected to begin on November 24th, 2025, for building CT1, and on January 26th, 2026, for buildings CT2 and CT3.
