On October 13th, the Da Nang People’s Committee issued an official dispatch instructing relevant departments and localities to inspect, review, rectify, and address issues related to land price manipulation, real estate speculation, and land management and usage.
The Chairman of the Da Nang People’s Committee tasked the Department of Agriculture and Environment with leading the effort, in collaboration with the Department of Construction, the Land Fund Development Center, commune and ward authorities, special zones, and related units. Their responsibilities include inspecting, auditing, and reviewing specific land valuation activities, the development and issuance of land price tables, compensation and resettlement processes when the state acquires land, and land use rights auctions.

The directive aims to promptly prevent, rectify, and strictly handle violations of the law, particularly acts of exploiting land use rights auctions to manipulate prices, inflate values for profit, and disrupt the real estate market.
The Da Nang People’s Committee requires departments and localities to compile reports on inspection, audit, and review outcomes, as well as violation handling status. They must also identify challenges, obstacles, and policy or legal issues for submission to the Ministry of Agriculture and Environment, which will then report to the Prime Minister.
In recent times, especially following Da Nang’s merger with Quang Nam, the city’s real estate market has experienced significant price fluctuations. Notably, apartment prices have continued to rise sharply, contrary to predictions of market cooling.
According to third-quarter 2025 market data, Da Nang’s real estate sector has seen a robust recovery, driven by supportive credit policies, accelerated key infrastructure development, and a plentiful supply of new projects.
Condotels and resort villas are particularly vibrant, buoyed by the tourism recovery. Meanwhile, land plots, townhouses, and luxury apartments remain attractive due to transparent legal frameworks and prime locations.
Over the first nine months of 2025, the real estate sector sustained high growth, with the Da Nang-Quang Nam (former) border area standing out due to its infrastructure advantages and inter-regional connectivity.
