The Department of Construction of Bac Ninh Province has recently announced the selling price of social housing units in the investment project for the construction of social housing complexes at land plots CT01A and CT01B. These plots are part of the infrastructure development project for the new Que Vo urban area, now known as Phuong Lieu Ward, Bac Ninh Province.
The project, developed by Tung Bach Limited Liability Company, has a total investment of over 1.3 trillion VND. Covering an area of nearly 2.2 hectares, it includes four 12-story apartment buildings with an additional penthouse level, offering 914 residential units ranging from 48 to 77 square meters. The selling price for social housing units is approximately 18.9 million VND per square meter (inclusive of VAT), while the rental rate is 81,400 VND per square meter (inclusive of VAT and maintenance fees).
Interestingly, the selling price of 18.9 million VND per square meter is comparable to some social housing projects in the outskirts of Hanoi. For instance, the Hanoi Department of Construction recently disclosed details about the Thang Long Green City social housing project in Thien Loc Commune, Hanoi. This project is jointly developed by Handico and Viglacera.
The provisional selling price for social housing units in this project, including VAT and maintenance fees, is 18.4 million VND per square meter. The rental rate for social housing units, inclusive of VAT and maintenance fees, is provisionally set at 91,700 VND per square meter per month, while the rent-to-own rate is 312,860 VND per square meter per month.
Earlier, in early September, the Bac Ninh Department of Construction also released information about a social housing project for workers in Quang Chau Commune, Viet Yen District (now Nanh Ward, Bac Ninh Province). The project is developed by Vega Investment Joint Stock Company.
Spanning nearly 4.3 hectares, the project comprises three 18-story social housing apartment buildings. Over 400 social housing units are available for sale.
The projected selling price, inclusive of VAT but excluding maintenance fees, is over 17.2 million VND per square meter. The smallest unit measures 26.3 square meters, while the largest is 64 square meters. Consequently, the smallest unit in this project is priced at 454 million VND.
In early August, the Bac Ninh Department of Construction provided details about a social housing project for workers at lots CT3 and CT4 in the new urban area of Nanh Town (now Nanh Ward). The project is jointly developed by Saigon – Hai Phong Industrial Zone Joint Stock Company and Evergreen Bac Giang Sustainable Development Investment Joint Stock Company.
The project offers 616 social housing units for sale, including studios and 1-3 bedroom apartments ranging from 28 to 70 square meters. The projected selling price is 16.8 million VND per square meter (inclusive of VAT, excluding maintenance fees), corresponding to prices between 470 million VND and nearly 1.2 billion VND per unit.
The Bac Ninh Department of Construction also shared information about a social housing project in Area 1 of the urban area adjacent to the Vietnam-Korea College of Technology in Bac Giang Ward, Bac Ninh Province. The project is developed by Capital Investment and Trading Joint Stock Company.
This project features 374 social housing units for sale, with areas ranging from 35 to 70 square meters. The projected selling price is 17 million VND per square meter (inclusive of VAT, excluding maintenance fees), corresponding to prices between 600 million VND and nearly 1.2 billion VND per unit.
Under the Prime Minister’s scheme for 1 million social housing units, Bac Ninh Province is tasked with constructing a minimum of 135,000 units for workers and low-income individuals. According to the Bac Ninh Department of Construction, the province is implementing 71 social housing projects covering approximately 255 hectares. Upon completion, these projects will provide about 9.12 million square meters of floor space, accommodating around 102,390 residential units.

Prime Minister: Social Housing Should Not Be in Remote or Inconvenient Locations, Nor Limited to High-Rise Buildings
Prime Minister Pham Minh Chinh emphasized that social housing should not be limited to high-rise buildings but can also include low-rise structures. He stressed that these housing projects must not be located in remote, inaccessible areas or on marginal land, but rather in well-developed locations with adequate infrastructure.
