As the “Industrial Capital,” the northern localities of Ho Chi Minh City attract a large number of migrant workers, leading to a high demand for housing. Partnerships between businesses and the government to build social housing for workers are crucial, especially as rising property prices make it difficult for low-income earners to afford suitable housing.
Several notable projects are underway, such as the Unico Thang Long Social Housing Project, located in Chanh Phu Hoa Ward, Ho Chi Minh City (formerly Tan Dinh Ward, Ben Cat Town, Binh Duong Province).

The project covers over 10,000 m² of land and features three 18-story apartment blocks. The total floor area is 79,407 m², comprising approximately 1,000 units ranging from 30.5 m² to 65.5 m² each.
According to the developer, units start at just over 600 million VND. The project enjoys a prime location on National Highway 13, adjacent to Dai Nam Tourist Park, Eastern International University, Binh Duong University of Economics and Technology, Thu Dau Mot University, Binh Duong General Hospital, VSIP Industrial Park, and My Phuoc 3.
The project reached its topping-out milestone in June 2025, with unit handovers expected between late 2026 and early 2027.
Another project currently on sale is the B-one Lumi Social Housing Project by Bcons Group, located in the former Tan Uyen Town, now part of Tan Uyen Ward, Ho Chi Minh City.
Units are priced from 20 million VND/m², or around 600 million VND, making homeownership a reality for those earning as little as 15 million VND per month.
Residents benefit from easy access to nearby areas via major transportation routes, including DT747, DT746, DT741, the Bac Tan Uyen – Phu Giao – Bau Bang bypass road, and the Ho Chi Minh City – Thu Dau Mot – Chon Thanh Expressway.
Kim Oanh Group has also launched K-Home Apartment, part of the K-Home New City development, Vietnam’s first Singapore-standard social housing urban area. Located in the project’s central area, K-Home Apartment is set to complete and begin handovers in Q2-2027.
Units start at 778 million VND (21.5 million VND/m²) and come fully furnished. With developer incentives, buyers need only pay 77.8 million VND upfront, financing the rest through a bank loan with monthly installments of approximately 3.25 million VND.
These social housing projects are designed with comprehensive amenities, including swimming pools, outdoor sports areas, gyms, and children’s playgrounds, catering to entertainment, health, and beauty needs.
