The Department of Construction of Quang Tri Province has recently announced a list of 142 eligible social housing units for sale in the Social Housing Area (Zone 3) of the Nam Dong Ha Commercial and Service Urban Area project. The prices of these apartments range from 8.3 to 12.4 million VND per square meter of built-up area.
In a market where social housing prices in many urban areas across Vietnam typically range from 13 to 18 million VND per square meter—or even higher due to rising land and construction costs—the pricing of these units in Nam Dong Ha is considered more “accessible” than initially anticipated.
Previously, the Department of Construction also announced plans to accept applications for purchasing and renting social housing units in this project. The developer is Vincom Retail Operation Co., Ltd., a subsidiary of Vingroup.
Applications will be accepted from November 1, 2025, to November 30, 2025, during business hours, excluding Saturdays, Sundays, and public holidays. Residents can submit their applications in person at the Vincom Shophouse Royal Park Management Board (Nam Dong Ha Ward, Dong Ha City) or at Vincom Retail’s headquarters in Hanoi.
Located in Nam Dong Ha Ward, Dong Ha City, the project spans approximately 13.69 hectares. Of this, 11,547 square meters are allocated for social housing, comprising 142 units, each with a maximum area of 70 square meters and a land use coefficient not exceeding 2.0. The project’s implementation timeline runs from Q4 2021 to Q4 2024.

The integration of social housing within the Nam Dong Ha project aligns with urban development goals and addresses the housing needs of low-income earners, workers, and the labor force in the Central region. The project is expected to increase the supply of quality housing in the area while accelerating Dong Ha’s urbanization process from 2025 to 2030.
Notably, Quang Tri is one of several localities included in Vingroup’s strategy to develop approximately 500,000 social housing units by 2030. Under the Happy Home brand, these projects aim to deliver social housing with superior infrastructure, landscaping, and amenities compared to market standards, thereby enhancing the quality of life and the image of social housing.
Several large-scale Happy Home projects are already underway, including Happy Home Trang Cat (Hai Phong) with over 4,000 units, Happy Home Cam Ranh (Khanh Hoa) spanning approximately 87.6 hectares, and various projects in Hanoi, Hung Yen, Thanh Hoa, and other provinces currently in the investment approval phase.
