In response to the current market challenges, Cen Land, a real estate firm with 23 years of expertise, alongside Cen EcoTech (College of Economics and Technology), has launched the “Career Building with Cen Land” program. This initiative offers 500 free training and national real estate brokerage certification exam slots (valid until December 31, 2025). The program aims to enhance brokers’ skills, meet legal requirements, and elevate market standards.

Shortage of Certified Real Estate Brokers

As the real estate market undergoes significant restructuring, the quality of brokerage services remains a pressing concern. According to the Vietnam Association of Real Estate Research (VARS IRE), 89% of real estate brokers lack valid certifications or have expired credentials. Specifically, 51.8% have never received training or certification, 24.1% have trained but not taken the exam, and 12.8% hold expired certifications. Only 11.3% of brokers possess valid certifications—a starkly low figure for such a vast market. Nationwide, 416 brokerage firms report a shortage of qualified personnel, directly impacting operations and legal compliance.

Mr. Nguyễn Văn Đính, Chairman of the Vietnam Real Estate Brokerage Association, highlights a systemic bottleneck: while regulations exist, their implementation remains hindered. Local authorities have yet to organize certification exams, leaving aspiring brokers uncertain about accredited training programs. Simultaneously, companies struggle to recruit certified professionals to ensure legal compliance.

Under the Law on Real Estate Business, Decree 96/2024/NĐ-CP, and Circular 04/2024/TT-BXD (effective August 1, 2024), individuals must complete accredited training and hold valid certificates to sit for the exam. However, limited certified training providers and inconsistent curricula leave many brokers ineligible for certification.

Consequently, brokerage activities—critical for connecting supply and demand and ensuring accurate information—face heightened risks. Misguidance in legal advice, pricing, or transaction processes can harm clients and undermine market transparency over time.

Recognizing the workforce gap and the need for standardized brokerage services, Cen Land and Cen EcoTech have introduced the “Career Building with Cen Land” program. This initiative provides 500 free training and certification slots nationwide, available until 2025, for brokers who pass the exam on their first attempt. It stands as one of the largest support programs aimed at professionalizing the brokerage workforce and strengthening the industry’s human resource foundation.

Mr. Phạm Đức Hùng, CEO of Cen Land, stated, “Enhancing the professionalism of real estate brokers is a long-term strategy for Cen Land. Cen EcoTech, the program’s training provider, has designed the curriculum in alignment with the Ministry of Construction’s standards. It ensures participants master legal knowledge, professional ethics, and practical skills, taught by experienced instructors. The institution is also collaborating with local construction departments to organize exams in compliance with regulations, maximizing convenience for candidates.
