Upcoming 26-Hectare Urban Development in Hanoi as Vingroup, Sunshine, Him Lam, BRG, and New Bridges Transform the Area

Northeast Hanoi is rapidly emerging as a premier destination for large-scale real estate projects, attracting major players such as Vingroup, Sunshine, BRG, and soon, Trung Yen Investment & Trading JSC with its new urban development, G19.

The Deputy Standing Vice Chairman of the Hanoi People’s Committee, Duong Duc Tuan, has officially signed and approved the detailed planning project for the G19 New Urban Area, at a scale of 1:500.

The planned area is located in Thien Loc Commune, Hanoi, strategically positioned as a gateway: to the north, it borders Doai and Dong villages; to the south, it adjoins the extended National Highway 5 (Hoang Sa Road); and to the west and east, it aligns with the red line boundaries of inter-regional roads with a 40-meter cross-section.

The total planned area covers over 261,000 m² (equivalent to 26.1 hectares), with an expected population of more than 5,300 residents.

The land use structure of the G19 urban area includes various functions to meet residential, educational, cultural, commercial, and green infrastructure needs. Residential land covers 48,000 m², featuring townhouses, villas, and apartments. The TMN-01 kindergarten site spans 6,300 m², and the VH-01 cultural center occupies 1,000 m². Green spaces are prioritized with 32,600 m² of residential green areas (7 lots from CXCC-01 to CXCC-07) and 13,000 m² of specialized green spaces (4 lots from CXCD-01 to CXCD-04).

Additionally, the area includes 36,000 m² of water bodies (lakes and canals), 5,700 m² of commercial services (TM-01), 110,500 m² of transportation land, 6,700 m² of parking areas, and 82 m² of technical infrastructure.

This planning aims to concretize the orientations of the Adjusted General Plan for Hanoi Capital until 2045, with a vision to 2065, and the N4 Urban Area Sub-Regional Plan (1:5000 scale), which has already been approved. The approval of this plan provides the legal basis for implementing investment projects in construction and managing construction according to the approved plan.

The Hanoi People’s Committee has assigned Trung Yen Investment and Trading Joint Stock Company legal responsibility for organizing the preparation, ensuring quality, data accuracy, consistency, and synchronization with the drawing system, explanations, and management regulations.

The Department of Planning and Architecture is tasked with inspecting, confirming the dossier, and storing the plan as required. The People’s Committee of Thien Loc Commune will lead the public announcement of the plan and coordinate the review of boundaries with neighboring residential areas to ensure updates and synchronization, avoiding overlaps when implementing investment projects. Local authorities are also responsible for guiding, inspecting, and addressing any construction violations.

Northeastern Hanoi is rapidly becoming a focal point for large-scale real estate projects, attracting major industry players such as Vingroup with the “super urban area” Vinhomes Global Gate (Vinhomes Co Loa); Sunshine Group with two projects, Noble Palace Long Bien and Noble Crystal Long Bien; a joint venture between BRG Group and Japan’s Sumitomo Corporation developing a “smart city”; and Him Lam with the Him Lam Vinh Tuy and Thuong Thanh Social Housing projects.

Alongside these, numerous strategic projects are under study to create flexible connections between this area and the capital’s center. Notably, in late February, the Hanoi People’s Council approved a resolution endorsing the investment policy for constructing three major bridges across the Red River: Tu Lien Bridge, Tran Hung Dao Bridge, and Ngoc Hoi Bridge.

According to analysts, with the completion and operation of key infrastructure projects like Tu Lien Bridge, Tran Hung Dao Bridge, and the inter-regional transport system, Northeastern Hanoi is expected to undergo a significant transformation in connectivity and urban appearance. The increasingly synchronized infrastructure will not only reduce travel time to the capital’s center but also expand the development axis in the northeastern region.
