Hanoi to Auction Prime Ba Dinh District Land for 5-Star Hotel Development, Starting Bid Over 679 Billion VND

The Hanoi Department of Agriculture and Rural Development has announced plans to auction the land-use rights for Plot 18 on Cao Ba Quat Street, Ba Dinh District. This prime location is earmarked for the development of a 5-star hotel, with a starting bid exceeding 679 billion VND.

The land up for auction spans 3,366 square meters, with 2,659 square meters designated for the construction of a 5-star hotel. The building can reach a maximum height of 6 floors, totaling over 15,900 square meters of floor space. The operational period is set at 50 years from the date of land allocation or lease approval.

The auction will take place on the morning of December 25th at the Hanoi Land Fund Development Center headquarters.

The starting price for the first round of bidding is nearly 201.8 million VND per square meter, totaling over 679 billion VND. From the second round onwards, the price increment is 2 million VND per square meter, equivalent to over 6.7 billion VND for the entire plot. The auction requires a minimum of three compulsory rounds. Participants must deposit nearly 136 billion VND as a down payment, representing 20% of the starting price.

The total projected investment for this 5-star hotel project exceeds 911 billion VND, including 679 billion VND for land use and 232 billion VND for construction costs.

Additionally, investors participating in the auction must have an equity capital of at least 20% of the total investment, amounting to over 182 billion VND for projects with land areas under 20 hectares. They must also demonstrate the ability to mobilize capital to execute the project.
