Hanoi Announces Launch of Two Affordable Housing Projects, Starting at 14.5 Million VND/m²

The Hanoi Department of Construction has announced the launch of the CT-05 and CT-06 social housing projects within the Thanh Lam - Dai Thinh 2 new urban area. These highly anticipated developments will be available for purchase in December 2025, with prices starting at approximately 14.5 million VND per square meter.

The Hanoi Department of Construction has publicly announced details of the social housing projects at plots СТ-05 and СT-06 within the Thanh Lâm – Đại Thịnh 2 New Urban Area, Quang Minh Commune (formerly Mê Linh District), Hanoi, following their groundbreaking. Both projects are developed by the Housing and Urban Development Corporation (HUD).

The social housing project CT-05 has the following specifications: Land area for construction: 2,513 m²; Building density: 32.6%; Total construction floor area: 14,093 m² (including the technical stairwell attic); Building height: 6 floors; Number of social housing units: 140; Population capacity: 445 residents.

In terms of construction scale, CT-05 includes 122 units, with 89 for sale and 33 for rent, ranging in size from 56 to 68 m².

The social housing project CT-06 shares similar specifications: Land area for construction: 2,513 m²; Building density: 32.6%; Total construction floor area: 14,093 m² (including the technical stairwell attic); Building height: 6 floors; Number of social housing units: 140; Population capacity: 445 residents.

CT-06 also comprises 122 units, with 89 for sale and 33 for rent, ranging in size from 56 to 68 m².

Both CT-05 and CT-06 social housing projects are expected to be completed and ready for occupancy by Q4/2026.

Regarding pricing, the Hanoi Department of Construction has set the following rates: For CT-05, the selling price is 14.6 million VND/m² (inclusive of VAT) as per Document No. 1279 dated February 21, 2025, with a maintenance fee of 278,158 VND/m². Thus, the selling price ranges from 817.6 to 992.8 million VND per unit.

The rental price at CT-05 is 48,766 VND/m²/month (inclusive of VAT and maintenance costs).

For CT-06, the selling and rental prices are set according to Document No. 1278 dated February 21, 2025: 14.52 million VND/m² (inclusive of VAT), with a maintenance fee of 276,614 VND/m² and a rental price of 47,918 VND/m²/month (inclusive of VAT and maintenance costs). The selling price ranges from 813.1 to 987.3 million VND per unit.

Interested individuals can submit their applications to purchase or rent social housing units at the Sales Department – Project Management Board No. 12, Housing and Urban Development Corporation. The address is House 21, 22, Lot BT*-02, Thanh Lâm – Đại Thịnh 2 New Urban Area, Quang Minh Commune, Hanoi.

Applications for social housing units at CT-05 and CT-06 will be accepted starting in December 2025.
