Novaland Investment Group Corporation (stock code: NVL) has announced the transaction report of shares by insiders related to internal personnel. Specifically, Mrs. Cao Thi Ngoc Suong, wife of Mr. Bui Thanh Nhon – Chairman of Novaland’s Board of Directors, successfully sold 2,311,400 NVL shares out of the registered 17,274,200 shares. The transaction was executed via order matching from November 18 to November 26, 2025.
Thus, Mrs. Suong completed only 13.4% of the intended sale. The reason cited for not fulfilling the full registered amount was a change in plans. Post-transaction, the Chairman’s wife reduced her holdings from 50.5 million shares (2.468%) to over 48.2 million shares, equivalent to 2.355% of the charter capital. Valued at par, the transaction amounted to over 23 billion VND.
Mrs. Suong’s move aligns with the trend of reduced ownership by shareholders related to Chairman Bui Thanh Nhon’s family since early 2025. Previously, in late October 2025, Diamond Properties JSC also registered to sell 2.1 million NVL shares but failed to execute the transaction.
Statistics reveal that since the beginning of the year, this shareholder group has conducted approximately 10 selling rounds, totaling tens of millions of shares. Notable transactions include those by NovaGroup, Diamond Properties, and the Chairman’s children, Mrs. Bui Cao Ngoc Quynh and Mr. Bui Cao Nhat Quan. Remarkably, no purchase transactions by this group have been recorded this year.
In the market, NVL’s share price has rebounded after plunging to 12,000 VND/share earlier in November. In the latest trading session, the stock hovered around 14,800 VND/share, still significantly lower than the August peak of 19,000 VND.
The internal shareholders’ selling activity contrasts with positive legal developments for the company’s projects. Recently, the land price scheme for the 30.1-hectare Nam Rach Chiec Residential Area (commercially known as Lakeview City) was finalized.
This development opens the door for Novaland to reverse a provision of up to 4,369 billion VND made in 2024, potentially enhancing its financial outlook. Simultaneously, the Orchard Garden project is under review to determine financial obligations, paving the way for officetel product certifications.
Regarding business performance, in the first nine months of 2025, Novaland reported net revenue of nearly 5,400 billion VND, a 26% increase year-on-year. The most notable highlight was the gross profit, which turned around impressively to 1,905 billion VND from a loss of 1,858 billion VND in the same period in 2024.
However, financial expenses exceeding 3,200 billion VND eroded business gains, resulting in a post-tax loss of over 1,819 billion VND. Nonetheless, this loss is significantly lower than the massive 4,377 billion VND loss in the first nine months of the previous year, indicating that restructuring efforts are yielding results.
