Affordable Vinhomes Social Housing in Hai Phong: Estimated Price at Nearly 23 Million VND/m²

According to the Hai Phong Department of Construction, the average selling price (provisional) of social housing apartments by Vinhomes JSC (HOSE: VHM) in the first phase of the social housing project in Hai An Ward is approximately 22.7 million VND per square meter of net usable area.

The average selling price listed includes VAT but excludes the Ki coefficient adjusted for location and the common apartment maintenance fund as per regulations.

Average Provisional Social Housing Price of Happy Home Tràng Cát Project

As the project is still under implementation and has not yet been settled or audited, the above value is provisional, providing the developer with a temporary basis for determining the selling price.

Within 180 days from the date of completion and acceptance of the construction work, Vinhomes is responsible for conducting a state audit or independent audit, settling the construction investment costs as per regulations, and submitting the dossier to the Department of Construction for review of the social housing selling price.

If the selling or lease-purchase price of social housing, as per the Department of Construction’s review, is higher than the price at which the developer has signed contracts, the developer may not collect the additional difference from the buyer or lease-purchaser. If the price is lower, the developer must refund the difference to the buyer or lease-purchaser.

The developer is not permitted to collect more than 95% of the contract value until the buyer is granted the Certificate of Land Use Rights and Ownership of Property Attached to Land, and any applicable refund of the difference has been completed.

Vinhomes’ social housing project in Hai Phong, commercially named Happy Home Tràng Cát, commenced construction in January 2024. The total area of the project is approximately 28.14 hectares, with synchronized infrastructure planning, including 27 apartment buildings ranging from 7 to 9 floors with 3,804 units, and low-rise areas with nearly 300 houses. The total expected investment is over 5.8 trillion VND.

Happy Home Tràng Cát is Vinhomes’ first social housing project in Hai Phong. Previously, Vingroup has invested in a series of projects within its ecosystem, such as Vinhomes Marina, Vinhomes Imperia, Vinmec International General Hospital, the Vinschool system, and Vincom Plaza shopping centers. Notably, in Cát Hải, Vingroup has invested in the construction of the VinFast automobile and electric motorcycle manufacturing complex.
