During the Eighth Session (specialized session) of the Can Tho City People’s Council, term X, tenure 2021–2026, delegates approved several critical resolutions, including one establishing a new land price schedule for the city post-merger, effective from 2026.
The resolution comprises 11 articles and includes appendices detailing land prices for various categories. These categories encompass: annual crop land; perennial crop land; salt-making land; rural residential land; urban residential land; industrial zones and clusters; commercial and service land; non-agricultural production facilities; and land within high-tech zones.

Under the new pricing, Ninh Kiều District retains the highest land values citywide. Notably, Hòa Bình Street (between Nguyễn Trãi and 30 Tháng 4 Street) commands a staggering 177.8 million VND/m², topping the urban residential land chart.
Other central Can Tho thoroughfares also exceed 100 million VND/m², including: Nguyễn Trãi (from Hòa Bình to the Bus Station roundabout), Châu Văn Liêm, Nguyễn An Ninh, Nguyễn Thái Học, and Võ Văn Tần.
In contrast, land prices in districts like Cái Khế, Tân An, An Bình, Bình Thủy, Long Tuyền, Thới An Đông, and Cái Răng exhibit significant disparities. While main roads and developed residential areas range from tens of millions VND/m², alleyways, resettlement zones, and outskirts hover between 2–10 million VND/m².
Land along rivers, canals, or undeveloped roads is priced substantially lower, reflecting limited infrastructure and practical usage constraints.

According to the Can Tho People’s Committee, this resolution harmonizes legal frameworks, addresses administrative reorganization challenges, and establishes a two-tier local governance model. It ensures consistent authority delegation in land management, enhances local governance, and safeguards lawful user rights.
