Real estate experts reveal that secondary market apartment prices in Hanoi have surged dramatically over a short period, with many areas seeing increases ranging from hundreds of millions to billions of Vietnamese dong per unit. However, this upward trend is showing signs of slowing down toward the year-end, as some investors who bought during the peak frenzy due to FOMO (fear of missing out) are now listing their properties at a loss.

"The intersection of the 2023 Price Law and the 2024 Land Law has transcended mere technical complexities, evolving into a systemic conflict. The lack of coherence among foundational legislations has resulted in inconsistencies within regulatory documents outlining specialized functions and duties, creating legal 'blind spots' that leave enforcement agents perplexed in fulfilling their responsibilities."

Mr. Vo Hong Thang, Deputy General Director of DKRA Group, predicts that selling prices will continue their upward trend due to rising input costs, interest rates, and infrastructure expectations. However, this increase will vary across market segments rather than occurring uniformly across the board.
