Viglacera CEO: 3,000 ready-to-sell apartments priced at 8 – 10 million VND/m2

Viglacera is currently implementing the construction of affordable housing in 4 localities, with a scale of over 10,000 units. There are currently about 3,000 units available for occupancy, with prices ranging from 8-10 million VND/m2 and apartment prices ranging from 250 million VND to approximately 600 million VND, according to the Deputy General Director of Viglacera.

Opening statement at the Conference on Overcoming Difficulties, Promoting Social Housing Development

Prime Minister Pham Minh Chinh emphasized that social housing development, housing for workers is not only one of the pillars of social security policies but also an effective solution to promote economic-social development.

Sharing at the conference, Mr. Tran Ngoc Anh – Deputy General Director of Viglacera Corporation said that in response to the social housing program, Viglacera has invested and handed over about 5,000 social housing units, mainly in Hanoi.

In the program of 1 million social housing units, the Corporation is currently implementing in 4 localities: Bac Ninh, Quang Ninh, Ha Nam, and Phu Tho with a scale of over 10,000 social housing units. Up to now, there are about 3,000 available units for use with selling prices ranging from 8-10 million VND/m2 and apartment prices from 250 million VND to about 600 million VND.

Viglacera is optimizing design solutions combined with self-produced construction materials, trying to offer the best housing prices for people.

Based on the actual implementation, Viglacera representatives said that the enterprise is facing some difficulties in business due to limited regulations on subjects and conditions for leasing and purchasing these apartments.

Mr. Tran Ngoc Anh recommended to the Prime Minister that he hopes to soon apply the amended Law on Housing and issue a Decree on social housing in the direction of removing restrictions and expanding the scope of eligible buyers and tenants with simple and feasible conditions for the poor to have early access to these social housing products.

In response to the social housing program, Vingroup has started construction of 4 social housing projects in Hai Phong, Thanh Hoa, Quang Tri, and Khanh Hoa. After completion, these projects will add more than 10,000 social housing units and housing funds in localities. The Corporation is also continuing to carry out legal procedures to soon start construction of social housing projects in Hanoi, Hung Yen, Ha Tinh, Ho Chi Minh City, and other provinces and cities.

Mr. Nguyen Van Thanh Huy, Deputy General Director of Becamex Corporation said that in this year 2024, Binh Duong Province will prioritize starting construction and implementing 10,000 social housing units.

“Specifically, in Quarter 1, we will immediately start construction of 2000 apartments,” Mr. Huy said.

In the program of 1 million social housing units, Hoang Quan Group has also registered 50,000 units. Currently, Hoang Quan is implementing 12 projects, in this year 2024, it will complete 3,000 units in Tay Ninh, Binh Thuan, and Tra Vinh.

According to reports, from 2021 – 2023, the whole country has implemented 499 social housing projects with a scale of 411,250 units. In terms of planning and allocation of land for the development of social housing, the whole country has planned 1,316 land areas with a scale of 8,611 ha of social housing, an increase of 5,252 ha compared to 2020.

However, according to the Ministry of Construction, although some key localities have a high demand for social housing, investment in social housing is still limited compared to the targets of the Project by 2025 (Hanoi 3 projects, 1,700 units meeting 9%; Ho Chi Minh City has 7 projects, 4,996 units meeting 19%; Da Nang 5 projects, 2,750 units meeting 43% …), or some localities have not started construction of social housing projects from 2021 to now.
