The social housing project Tan Dong Hiep is offering social housing units at a price of 30 million VND/m2, equal to the price of commercial housing, causing a buzz.

In recent times, on the real estate market as well as on various property websites, there has been a large advertising campaign for the Tan Dong Hiep social housing project (commercial name: New Lavida) owned by Toan Thinh Phat Real Estate Business and Development Company as the investor and the Le Phong Corporation as the project developer.

According to the introduction, the project has a total land area of over 10,000m2, including a construction area of 4,760m2 for apartment buildings, with a building density of 46%. The remaining area is used for building schools, green parks, transportation, and public facilities. The project consists of 80% social housing units and 20% commercial housing units.

The project currently has a roof and is being completed inside and with amenities. It is expected to be handed over to customers in the fourth quarter of 2024.

As a person who is interested in buying social housing, I was informed by the sales staff that the selling price here is 30 million VND/m2 for both social housing and commercial housing units.

When I asked why the prices of social housing and commercial housing are the same, the sales staff explained that although there are more preferential loan conditions for buying social housing from the government, the purchase conditions are more difficult, while the quality of construction and high-end amenities are the same for both social housing and commercial housing units.

In the discussion with the reporter, Mr. Le Quang Vinh, Head of the Department of Housing Management and Real Estate Market – Department of Construction of Binh Duong Province, said that the Tan Dong Hiep social housing project has not been officially announced for sale. The sales contract for social housing projects is based on agreement and voluntary agreement between the two parties. If any disputes arise, please contact the relevant authorities for resolution.
