According to Dr. Dinh The Hien, the current flow of money into the real estate market is still difficult, at least in the first and second quarters of this year. Some real estate businesses still have difficulty accessing bank loans. Many groups of individual investors are struggling with previous bank loans, making it difficult for cash flow to limit consumption.

However, in early 2024, the production economy has recovered, and investments have shown signs of growth. The bright spot is that foreign direct investment (FDI) has increased the most in the past 5 years. At the same time, the real estate market has shown signs of a local recovery, stemming from the movements of medium-term investors. In particular, swing traders do not invest at this stage, “The economy has improved, hopefully in the third and fourth quarters of this year, the flow of money into the real estate market will increase”, emphasized Dr. Hien.

He believes that the time to “bet” on the real estate market is from the third quarter of 2024 onwards. From this point on, the recovery of the real estate market will be evident. Investment funds are starting to take an interest in real estate companies.

“Currently, the cash flow of individual investors has returned to the real estate market. The disbursement point of these investors will be strongest in the third and fourth quarters of 2024. At the same time, public investment disbursement will also accelerate from the third quarter of this year onwards”, emphasized Mr. Hien.

This expert also pointed out that the liquidity of the real estate market in Ho Chi Minh City and neighboring areas will recover the soonest in the year. In which, real estate used for practical purposes and exploiting cash flow will “recover” first. Land in neighboring provinces that are bought for speculative investment will not recover in 2024.

Regarding infrastructure, Dr. Dinh The Hien analyzes that a series of large-scale infrastructure projects such as Ring Road 3, and expressways are strong connecting forces, helping the real estate market to recover in the coming period. In which, some areas in the West such as Ben Luc, Can Giuoc (Long An); In the East, there are Long Thanh, Nhon Trach (Dong Nai), Phu My, Chau Duc (Ba Ria – Vung Tau) will benefit from this infrastructure driver.

Currently, in some areas, the liquidity of the real estate market has improved significantly compared to 2023. However, according to Mr. Hien, there are still groups of individual investors who are still “hesitant” because they are not confident about the recovery of real estate as well as the economy.
