Lam Dong Province Asks to Review All Real Estate Subdivision Projects in Da Lat, Bao Loc

The People’s Committee of Lam Dong province has just issued an official document requesting related departments, agencies, and the People’s Committees of Da Lat and Bao Loc cities to inspect and review real estate investment projects in Da Lat and Bao Loc cities.

Accordingly, the aforementioned agencies are assigned to inspect and review projects that have been approved by the province to transfer land use rights in the form of land subdivision and sale to local residents for self-construction of houses in accordance with the approved detailed planning of the project.

Specifically, they are to summarize the implementation of regulations on the conditions for the transfer of land use rights in housing business projects for sale or sale combined with lease in the form of land subdivision and sale in accordance with current regulations.

Report on the implementation of housing construction investment contents for sale, lease, and the approved progress of the project by investors. Strictly handle any violations, if any.

In addition, the People’s Committee of Lam Dong province requests a review of investment projects in Da Lat and Bao Loc cities that have been decided by the province or approved in principle for investment, including those allowing investors to subdivide and sell land to local residents for self-construction of houses, but are currently implementing procedures related to land, planning, and investment, etc., for consultation with the Provincial People’s Committee for transitional handling.

As VietNamNet has reported, in addition to approved investment projects, in recent years, Bao Loc city has become a “hot spot” for land subdivision and sale, as many households have donated land for traffic roads and then sold the land as a real estate project.

According to a report by the People’s Committee of Bao Loc city, before December 2020, there were 9 areas in the city where people asked to donate land for traffic roads, and then carried out procedures for land separation and consolidation.

Among them, there was an area of 36 hectares in Hamlet 14, DamBri commune, under the land use rights of 4 households and individuals who had transferred land use rights in 2020. Also in DamBri commune, Bao Loc city, there was an agricultural land with an area of nearly 10 hectares, under the land use rights of an individual.

For cases with an area of 2 hectares – 5 hectares, in Bao Loc city, there were 7 areas where people asked to donate land for traffic roads and carry out land separation and consolidation procedures. The rest were cases of land subdivision of less than 2 hectares by households and individuals, donating land use rights, and land subdivision.

From 2015 to present, the total area related to land subdivision by households and individuals in Bao Loc city is about 100 hectares.
