Khuon Than Lake, Kien Lao Commune, Luc Ngan District
The study area for the adjusted planning lies in Kien Lao Commune, in the northwestern part of Luc Ngan District. It is located 9.5 km northwest of the district center. It is bounded: to the north and west by protected forest land; to the south by production forest land and residential areas of Kien Lao Commune; and to the east by production forest land. |
The study area covers approximately 873 hectares, with an expected population of 12,000-15,000 people and accommodation for 3,000-5,000 guests. Some issues that need to be addressed include reviewing and adjusting certain areas for compliance with the master plan for Chu Town until 2045, approved by the Prime Minister, for the 1/2000 subdivision plan of the Khuon Than project; reviewing and connecting technical infrastructure in the planning study area to synchronize social and technical infrastructure systems; proposing adjustments to land use structure and space; and studying connections with related surrounding investment projects.
Previously, on December 22, 2021, the People’s Committee of Bac Giang province approved the 1/500 planning of the Khuon Than project with an area of 873 ha, a total expected population of 12,812 people, and 2,388 guests.
According to this plan, the tourist area is divided into 7 main functional areas. Specifically, Area A is the urban and resort area with an area of 82.78 ha. This area includes the reception area, parking lot – transit station to the central area, and luxury villas by the lake.
Area B is the eco-urban and hill villa area with an area of 143.5 ha. This area will house luxury villas on the hills, an eco-urban area, public service works serving the whole area, a specialized amusement park, sports, and green landscape.
Area C is the central tourism, resort, and sports service area with an area of 134.4 ha. This is the central tourism service area of the whole project. The tourism space includes a luxury resort with villas, a 5-star hotel, a club, a conference center, commercial services, entertainment, and sports facilities…
Area D is the residential – adventure park area with an area of 137.1 ha. This area will construct a residential area and an adventure park combined with a green landscape, with limited alterations to preserve the natural ecological landscape.
Area E is the residential – themed park area with an area of nearly 150 ha. This area will feature ecological residential areas and themed parks, combined with ecological green spaces for tourism and outdoor activities, as well as landscape greenery.
Area F is Khuon Than Lake with an area of 175.1 ha. This area mainly consists of water surfaces, green landscapes on islands, and a small part dedicated to luxury resort villas.
Area G is the resort area with an area of 50.11 ha. This area will mainly construct luxury resorts and ecological villas, taking advantage of the natural landscape.
In September 2019, the People’s Committee of Bac Giang province agreed to allow FLC Group Joint Stock Company (UPCoM: FLC) to survey and plan a similar project named “Khuon Than Eco-Tourism, Resort, Sports, and Entertainment Complex – Bac Giang”, also located in Kien Lao Commune, Luc Ngan District, but with an area of only about 85 hectares.
