68 plots of land in the Ngõ Ba area of Thanh Thàn village, Thanh Cao commune, Thanh Oai district were auctioned today (August 10). The plots range in size from 60 to 85 sq. m., with starting prices ranging from VND 8.6 to 12.5 million per sq. m.
It is understood that 4,550 land auction applications were sold, with 4,439 meeting the requirements, attracting more than 1,500 customers.
The auction attracted a large number of participants, and as a result, many plots of land saw their prices increase by billions of dong compared to the starting price. The summary table shows that about 15 plots, with a starting price of VND 955 million each, all increased to more than VND 7 billion per plot.
For example, plot LK01-4, with an area of 85 sq. m., had a starting price of VND 11.2 million per sq. m. and a winning bid of VND 84.7 million per sq. m., resulting in a total land price of VND 7.2 billion. Plot LK01-11, with a starting price of VND 12.5 million per sq. m., was auctioned at VND 90.6 million per sq. m.
Plot LK03-10, with an area of nearly 65 sq. m., had the highest winning bid of up to VND 100.5 million per sq. m., eight times the starting price.

Notably, immediately after the auction, many “land brokers” appeared in social media groups dedicated to land buying and selling, offering to sell the auctioned plots at prices equal to the winning bid plus a premium of hundreds of millions of dong, depending on the plot’s location.
When contacted, one of the accounts selling a series of recently auctioned plots stated that a premium price list for many plots had been established, while some plots had yet to finalize the premium or the auction winner had not indicated a willingness to sell.
According to brokers, the common premium for plots ranges from VND 200 to 500 million per plot. One plot in the LK05 area was reported to have a premium of up to VND 700 million.
For these auctioned plots, no later than 20 days from the date of issuance of the land use tax payment notice, the land user must pay 50% of the amount specified in the notice. And no later than 10 days after that, the land user must pay the remaining 50% of the land use tax as specified in the notice.
In recent times, land auctions in the outskirts of Hanoi have continuously attracted the attention of many investors.
In late July, the Dan Phuong District Land Development Center successfully auctioned 85 land plots with starting prices ranging from VND 40 to 51 million per sq. m.
With 85 land plots up for public auction, the total number of applications exceeded 1,200, equivalent to about 14 customers interested in each plot.
All 85 land plots were successfully sold, with the highest winning bid reaching VND 99.2 million per sq. m., double the starting price. These plots are located along the N1 branch road.
