The People’s Committee of Binh Duong Province has published a list of projects with a total of 60,159 units that were allowed to sell future formation housing from 2016 to July 15, 2024.

Of which, 2017 was the year with the lowest number of units allowed for sale at 736 units; the period from 2020 to 2022 was the time when Binh Duong Province had the highest number of units allowed for sale, with an average of about 11,000 units per year.

In 2024 alone, from the beginning of the year to mid-July, the province had nearly 2,200 units of housing allowed for sale.

Most recently, in early July, the Binh Duong Province Department of Construction allowed the sale of 368 units at Lot B12 of the new urban area project (at Lots B8, B9, B10, B12, B13, B14, and B15 with a scale of 18.9ha) belonging to the Binh Duong Industrial – Service – Urban Complex (Tan Thanh – Binh Duong Complex Urban Area), in Hoa Phu Ward, Thu Dau Mot City (commercially known as Sycamore) for the sale of future formation housing.

The project has an area of 18.9ha, providing 3,500 long-term ownership apartments with a population scale of about 13,000 people, invested by Sycamore Co., Ltd. (under the CapitaLand ecosystem) as the investor. The total project development value is estimated at VND 18 trillion, and completion is expected in 2028. The project was transferred by Becamex IDC to Sycamore in late 2023 at a price of VND 5,085 billion.

Meanwhile, the Roxana Plaza project, comprising apartments, serviced apartments, commercial services, and office rentals in Vinh Phu Ward, Thuan An City, had the most units sold, with 1,136 units.

Roxana Plaza has a total land area of nearly 8,423m2, including 2 blocks of 29 floors with 1,124 apartments, 12 penthouses, and 27 shophouses, invested by Tuong Phong Real Estate Investment Trading Service Construction Co., Ltd. The total investment is over VND 1,400 billion.

Le Trong Tan Apartment Building in An Binh Ward, Di An City, was also allowed to sell 522 apartments in April 2024. This project, invested by Bcons PS Real Estate Joint Stock Company (a member of Bcons Group), is built on an area of 3,820m2, including 522 apartments and shophouses. The expected handover time is in the first quarter of 2026.

According to our understanding, the selling price of apartments in this project is about VND 39 million/m2, with an area ranging from 41-85m2. Buyers need to spend about VND 1.6-3.3 billion to own an apartment here.
