The People’s Committee of Dong Nai province has approved the task of detailed planning for a commercial center with a scale of 1/500, located on Dang Van Tron street, in Hiep Hoa ward, Bien Hoa city. The project’s investor is Vietnam-based conglomerate, Viet Phat Group JSC.

The 6,000-billion-VND commercial center will be constructed in Cu Lao Pho
The planning covers an area of nearly 12 hectares, including over 10 hectares for the construction of the commercial center and more than 1.5 hectares for building three surrounding roads.
This location was proposed by Aeon Mall Vietnam JSC as the site for their first commercial center in Dong Nai province, as per the investment memorandum signed in May 2022.
Key planning indices include a maximum construction density of 60%, a maximum building height of 8 floors, and a total project cost of over 6,100 billion VND. The project is expected to include a basement and a maximum height of 60 meters.
The objectives of this planning task are to elaborate on the 1/5000 construction detailed planning of subdivision A4 in Hiep Hoa ward, to supplement the system of commercial and service works, to boost socio-economic development in Dong Nai province, and to provide a legal basis for investment management, project development, and construction permitting.
In terms of nature and function, this will be a comprehensive commercial and service area, featuring synchronous investment in architectural works and technical infrastructure to maximize business investment advantages. Additionally, it aims to create an urban architectural landscape that is harmonious and environmentally friendly.
The architectural and spatial organization for the study area is oriented towards a modern 8-story commercial center in the central area, creating a highlight in the architectural landscape of the region.
The commercial center project in Hiep Hoa ward was approved in principle by the Provincial People’s Committee in August 2023, with the investor selection method determined.
In November 2023, the provincial Department of Planning and Investment announced that Viet Phat Group JSC, based in District 7, Ho Chi Minh City, was the sole investor registered to implement this project.
Undefined Project Capital for Long Thanh Airport Drainage
On February 4th, the Department of Agriculture and Rural Development of Dong Nai province announced that the funding source for the Long Thanh Airport drainage project has not yet been determined. As a result, the relevant authorities have not approved the investment proposal for the project.
Two urban projects seeking investors with a budget of nearly 800 billion VND in Hai Phong
