According to the Provincial People’s Committee’s decision on November 08, the project covers an area of approximately 96.8 hectares. Of this, over 3.5 hectares are allocated for the expansion of Nam Song Hau Road (National Highway 91C), and nearly 93.3 hectares are for the new Mai Dam Urban Area. The projected population is around 18,500 people. The preliminary housing product structure includes investing in the construction of 831 commercial shophouses with exterior completion and interior construction along the following roads: Nam Song Hau, Provincial Road 927C, Road No. 01, and Road N7. The total construction land area is about 96,205 square meters, and the floor height and construction density follow the approved detailed planning.

The project is bordered to the north by Nam Song Hau Road, to the southeast by Cai Con River, to the southwest by Bau Bun Canal and rural land of the residents, and to the west by the accommodation area for experts and workers of LEE & MAN Vietnam Company Limited.

The preliminary total investment capital for the project is about VND 4,356 billion. This includes VND 3,180 billion for project implementation costs, VND 780 billion for compensation, support, and resettlement costs, and VND 396 billion for contingency costs. The investor’s contributed capital is VND 756 billion, and the mobilized capital is VND 3,600 billion.

The project has a duration of 50 years from the date of the investor receiving the land and lease decisions. The implementation progress of the project is divided into two phases as follows:

Phase 1 covers an area of approximately 16.53 hectares (including the resettlement area arranged for households and individuals affected by the project). The compensation, support, and resettlement will be completed by June 2025, and the investment construction will be completed within six months from the date of land and lease allocation for Phase 1.

Phase 2 covers the remaining area of approximately 80.26 hectares. Compensation, support, and resettlement will be completed by 2026, and investment construction will be completed within 60 months from the date of land and lease allocation for Phase 2. By 2024, the investor will send the detailed project implementation progress to the Department of Planning and Investment for monitoring and supervision.
