The auction site in Dong Lai village, Quang Tien commune, Soc Son district, Hanoi, is bordered by residential areas on two sides (referred to as village land by locals) and agricultural fields on the other two sides.

Located approximately 40km from the center of Hanoi and just under 10km from Noi Bai International Airport, the auction site is conveniently positioned.

According to PV’s observations, the construction and improvement of technical infrastructure at the auction site for 58 land plots in Dong Lai village, Quang Tien commune, are still ongoing, with many items yet to be completed.

At the Dong Lai auction site, a temporary kiosk has been set up by brokers to provide consultation and sell the recently auctioned land plots. “I have a few land plots that were won in the auction and are now being resold by investors,” said broker Son. “I have a corner lot for sale at 38 million VND per square meter, which is close to the market price in the area.” Regarding the information about a group of customers who participated in the auction and bid unusually high prices, this broker suggested that it might be a tactic to “sabotage” the auction, as the actual land prices in the surrounding areas are around 30-40 million VND per square meter, depending on the location.

As reported by Tien Phong, the auction of 58 land plots in Dong Lai village, Quang Tien commune, Soc Son district, on November 29th attracted public attention due to a group of customers who bid unusually high prices and then refrained from bidding in the next round, ultimately withdrawing from the auction.

According to the Soc Son District Land Development Center, in the fifth round of bidding, some land plots received unusually high bids, including a bid of 30 billion VND per square meter for three plots (lots A12, A13, and C6) by a customer named Ph. Ng. T.

Additionally, a customer named Ng. V. D. bid 101.4 million VND per square meter for 13 land plots (B1, B10, B11, B12, B19, C7, A7, A8, A9, A10, A15, A16, and A17). Two other customers, Ng. T. Q. and Ng. T. Tr., bid 98.4 million VND per square meter for 10 land plots (A2, A3, A4, A5, A6, B13, B14, B15, B16, and B17).

Furthermore, two customers, Ng. T. Q. L. and Ng. Đ. Th., placed bids of 50.4 million VND, 59.4 million VND, 62.4 million VND, and 68.4 million VND per square meter for 10 land plots (A1, A11, B5, B6, B7, B8, C9, D5, D6, and D7), respectively.

However, in the sixth and final round of bidding, 36 land plots received no bids, while 22 plots received bids.

At the conclusion of the auction, 22 out of 58 land plots were successfully auctioned, with the lowest winning bid being 32.4 million VND per square meter and the highest being 50.4 million VND per square meter. The total value of the 22 auctioned plots amounted to 112.2 billion VND. The remaining 36 plots were not sold as no bids were placed in the final round.

The People’s Committee of Soc Son district has instructed the Soc Son District Police to investigate and clarify the motives behind the group of customers who attempted to “sabotage” the auction by bidding extremely high prices for three land plots and then withdrawing from the auction.
