The People’s Committee of Thuong Tin Commune has recently unveiled the detailed 1/500 scale planning scheme for the Olympic Sports City – Zone B project, inviting feedback from relevant organizations and individuals.
Spanning approximately 10,000 hectares, the entire Olympic Sports City is part of a larger planning area exceeding 16,100 hectares. Zone B, located in Thuong Tin, Tam Hung, Thuong Phuc, and Dan Hoa communes, is projected to accommodate over 186,000 residents.
This zone allocates over 1,700 hectares for residential development, including terraced houses, villas (3-4 stories), and apartment buildings up to 21 stories (housing over 13,000 people). Additional amenities feature a central square, commercial centers, hotels, hospitals, and resorts catering to athletes and tourists.
The centerpiece of Zone B is the Trong Dong Stadium, designed to seat 135,000 spectators across 48 hectares. Inspired by the Dong Son bronze drum and the Lac bird, the stadium symbolizes Vietnam’s aspirations.
Upon completion, it will be the world’s second-largest stadium by capacity, surpassed only by the Rungrado 1st of May Stadium in Pyongyang, North Korea (150,000 seats), according to the International Olympic Committee.
Currently, Vietnam’s largest stadium is My Dinh (40,000 seats). Formerly, Can Tho Stadium held over 50,000 seats but now accommodates only 30,000 post-renovation. In October, construction began on the PVF Stadium in Hung Yen, targeting 60,000 seats on 5.5 hectares.
Zone B also includes the Global Aquatic Arena, envisioned as an eco-technological architectural landmark.

If completed as planned, Trong Dong Stadium will be the world’s largest by seating capacity.
Overall, the Olympic Sports City will be a premier urban development in Hanoi and Vietnam. The project integrates sports facilities, residential areas, mixed-use zones, public services, schools, green spaces, and technical infrastructure.
On December 8, Thuong Tin Commune received a proposal from Vingroup Corporation to collaborate in gathering feedback from authorities, experts, and residents on the 1/500 planning scheme for Zone B.
To finalize the submission for approval, the commune announced a public consultation period from December 9, lasting 20-30 days. Feedback will be compiled by December 30, 2025. The Thuong Tin Economic Department will coordinate with Vingroup to prepare necessary documentation.
