In a recent report by Tam Dien – Tay Yen Tu, the investor of the super project of eco-cemetery park in Dong Hung commune, Luc Nam district, Bac Giang province, this model is emerging as a new development trend that attracts a lot of attention and investment from domestic and foreign enterprises. The project was approved for investment in January 2024, with an area of over 150ha, of which 99.5% is production forest land. The total investment amount is over VND 3,865 billion, including a preliminary implementation cost of VND 3,772 billion and compensation and resettlement support cost of over VND 93 billion.
Of this amount, the investor’s capital contribution is nearly VND 580 billion in cash, and the remaining VND 3,300 billion will be borrowed from credit institutions. The project has a duration of 50 years and is expected to be completed and put into operation in Q4/2029.

The project scale has a study area of about 320ha, a planning area of about 180ha, and is expected to be divided into 3 subdivisions: Subdivision A (spiritual park) with an area of about 20ha; Subdivision B (cemetery park) with an area of about 150ha; and Subdivision C (ecotourism park) with an area of about 10ha.
Joint Stock Company Tam Dien – Tay Yen Tu Spiritual Park was established in September 2021 in Cai Vang village, Dong Hung commune, Luc Nam district, Bac Giang province. The main business line is real estate business. With a charter capital of VND 200 billion, the founding shareholders include Dai Phuoc Group Joint Stock Company holding 48%, Mr. Trinh Van Manh 46%, Tam Dien – Tay Yen Tu Limited Company 4%, and Mr. Nguyen Tien Huy 2%. The enterprise is directed by Mr. Nguyen Quoc Toan (born in 1994) as the Director and legal representative. In November 2022, the Company raised its capital to VND 750 billion. In January 2023, the legal representative was changed to Mr. Nguyen Tien Hoa – Chairman of the Board of Directors and General Director, and this remains unchanged up to now.
Regarding the investors’ shareholders, Dai Phuoc Group was initially called Tan Dai Phuoc Investment and Development Joint Stock Company, then changed its name to Charm Land Investment and Development Joint Stock Company in March 2021, headquartered at Pearl Plaza building, 561A Dien Bien Phu, Ward 25, Binh Thanh District, Ho Chi Minh City. At that time, the company was directed by Ms. Le Thi Nga as General Director. In April 2021, the Company raised its charter capital from VND 69 billion to VND 199 billion, with shareholders including Mr. Nguyen Van Dung holding 60%, Ms. Le Thi Nga 30%, and Mr. Trinh Tien Quy 10%; at the same time changing its name to Dai Phuoc Group Joint Stock Company as present.
As for Mr. Trinh Van Manh, he is the Director and legal representative of Lang Son Environment Joint Stock Company. Here, Mr. Manh holds 5% of the charter capital out of a total of VND 57 billion, and the remaining shareholders include Bac Kan Environment Joint Stock Company owning 42.5% of the capital, Gia Linh Environment and Natural Resources Technology One-Member Limited Company 42.5%, Mr. Tran Thanh Tung 5%, and Mr. Nguyen Tien Hoa 5%.
In August 2023, the Tax Department of Luong Son district, Hoa Binh province, announced a temporary suspension of exit for Mr. Manh due to his position as the legal representative of Sáng De Jardim Joint Stock Company, which is being administratively forced to comply with tax management by suspending the use of invoices and has not completed its tax obligations. The temporary suspension of Mr. Manh’s exit took place from August 29, 2023, until the taxpayer completes the payment of taxes to the state budget. As of March 31, 2024, according to the Hoa Binh Provincial Tax Department, Sáng De Jardim Company still owes nearly VND 1.5 billion in taxes.
