The expansion of National Highway 6’s Xuan Mai segment, approved by the Prime Minister, aims to reduce travel time from Hoa Binh to Hanoi to under an hour. This vital route connects Nhuan Trach Industrial Park, Xuan Mai Urban Area, and suburban residential areas to the capital’s core.
Simultaneously, the planned Ring Road 5—linking Hanoi, Phu Tho, Ninh Binh, Bac Ninh, and Thai Nguyen—will position Chuong My, Luong Son, and Xuan Mai as a strategic hub in the Northern Key Economic Region. Upgraded infrastructure is set to elevate land values and investment appeal in Xuan Mai.
Adjacent to Xuan Mai, the 213-hectare Nhuan Trach Industrial Park in Luong Son, Phu Tho, is poised to attract hundreds of manufacturing, logistics, and processing firms, generating tens of thousands of jobs locally and regionally.
Fueled by infrastructure and industrial growth, Xuan Mai is entering a development phase akin to earlier transformations in Bac Ninh and Hung Yen. Private investment is surging, real estate transactions are rising, and legally compliant plots near National Highway 6 or industrial park connectors are in high demand.
Residents and investors are launching hostels, homestays, eateries, convenience stores, and shophouses to serve the emerging population. In Xuan Linh, locals are partnering with businesses to develop auxiliary services, while Xuan Mai authorities promote household-based urban economies to create local jobs and stabilize livelihoods.

National Highway 6 is unlocking growth opportunities for the Xuan Mai – Luong Son real estate market.
Land prices along National Highway 6, near the industrial park, and outside Ring Road 5 are rising. Logistics firms, contractors, and construction suppliers stand to gain as real estate and infrastructure advance in tandem.
These projects not only boost land values but also create diverse livelihoods. Nhuan Trach Industrial Park’s operation is expected to directly employ tens of thousands, driving demand for housing, logistics, food services, transportation, and trade.
For sustainable growth, experts emphasize coordinated land management, transparent project information, and fair compensation for displaced residents. Investors are advised to verify planning and clearance corridors, prioritize titled residential land, and avoid rumor-driven speculation.
