The Island, Almost the Size of District 1, Adjacent to Ho Chi Minh City, is Set for a Major Transformation with a String of Projects Worth Over $3.5 Billion.

Cù lao Hiệp Hòa, a pristine island in Đồng Nai, is on the brink of a remarkable transformation with a slew of upcoming mega-projects. The most notable of these is the Hiệp Hòa urban area development, boasting a staggering investment of 72,000 billion VND.

Cù lao Phố, also known as Hiệp Hòa Island in Biên Hòa, Đồng Nai, spans almost 700 hectares (7 sq. km), roughly the size of District 1 in Ho Chi Minh City. Nestled between the Đồng Nai and Cái rivers, this area is considered a golden location for development, poised to become a prominent landmark in Vietnam’s most populous provincial city.

In March 2023, the People’s Committee of Đồng Nai approved the master plan for the Hiệp Hòa urban area with a total investment of over VND 72,000 billion. The project covers an area of approximately 293 hectares and is designed for a population of 31,600 people. The development is scheduled to take place from 2023 to 2035. As planned, the Hiệp Hòa urban area will have over 84 hectares of residential land (accounting for 28.8%) with two types of housing: low-rise (including terraced and detached houses) and high-rise (apartments). The project also includes social housing and resettlement housing.

According to the Chairman of the People’s Committee of Đồng Nai, this project has great potential due to its prime location near the airport, national highways, expressways, and seaport. Specifically, the Hiệp Hòa urban area is about 30 km from District 1, Ho Chi Minh City, 40 km from Long Thành airport, 4 km from the national highway, and 25 km from the Ho Chi Minh City – Long Thành – Dầu Giây expressway. Currently, the project site is mostly vacant land with trees and interspersed marshes. There are existing rural roads and a few residential houses in the surrounding area.

In 2023, Hiệp Hòa Island gained an additional advantage with the central city axis project in Biên Hòa passing through the area. The first phase of this project is the Thống Nhất Bridge, with a total investment of VND 1,500 billion, spanning the Cái River and currently under construction.

This infrastructure development will open up a new space for the growth of the island and the eastern gateway area of the city, fostering economic progress and improving the local quality of life.

Due to its river-enclosed geography, road bridges play a crucial role in connecting Hiệp Hòa Island with other parts of the city. Đặng Văn Trơn Road is the lifeline of these areas.

Additionally, the island is served by three main operational bridges: Hiệp Hòa, Bửu Hòa, and An Hảo. The image shows the Hiệp Hòa Bridge connecting the island to the city center of Biên Hòa.

A series of projects are helping to unlock the potential of Hiệp Hòa Island, driving up local real estate prices. Even though they are still under construction, dozens of townhouses along Đặng Văn Trơn Road are listed for sale at prices starting from VND 6 billion on real estate websites.

Beyond its goal of becoming a riverside urban area that is modern and harmonious with the natural landscape, the Hiệp Hòa urban project also aims for sustainable tourism development. This is a historically significant area, playing a crucial role in the southern territorial expansion of Vietnam.
