As part of the 2024 Thuân An city land-use plan, the People's Committee of Bình Dương Province has made adjustments to the investors, area, and location for two projects by Lê Phong: The Emerald River View and The Emerald Garden View residential complexes.

Following adjustments, the project The Emerald River View by JSC Le Phong Group will be located in Binh Nham ward, Thuan An city, Binh Duong province. The area increased by 0.02ha, to 1.85ha. Previously, the project was named The Emerald Riverside, located in Binh Chuan ward. The investor is no longer Le Phong Group but instead, Minh Phuc Real Estate Investment and Development Co., Ltd. (Minh Phuc Co., Ltd.).

Similarly, Phuc Linh Real Estate Investment and Development Co., Ltd. (Phuc Linh Co., Ltd.) will be the investor of The Emerald Garden View project. The only change of this project is the transfer from Binh Hoa ward to Hung Dinh ward.

Both Minh Phuc and Phuc Linh were recently established in February 2024 and are closely related to the name Le Phong. Minh Phuc was born on February 19, while Phuc Linh was established about 2 weeks earlier, on February 7. Both companies operate in the real estate industry and choose Le Phong building, 68 Binh Duong Avenue, Vinh Phu ward, Thuan An city, Binh Duong province as their headquarter.

Minh Phuc has a charter capital of VND 168 billion, with Mr. Bui Ngouan Phong as Chairman and Director, and legal representative. Meanwhile, this position in Phuc Linh belongs to Ms. Tran Thi Ha, with a charter capital of VND 179 billion. Mr. Phong and Ms. Ha are also the owners of the above two companies.

JSC Le Phong Group is a subsidiary of Le Phong Investment and Development Co., Ltd. (Le Phong Co., Ltd., holding 79% capital), widely known for its real estate projects in Binh Duong, including Le Phong Tan Dong Hiep 2 residential area, Le Phong An Phu residential area, Royal Market Town Thuan An land project, and An Residence commercial and residential area in Thuan An, among others.

With The Emerald Golf View project, this Binh Duong real estate enterprise marks its entry into the high-end apartment segment, with a chain of projects under the Emerald brand. The most recent project is The Emerald 68, developed by Le Phong in collaboration with the construction giant Coteccons (HOSE: CTD). And The Emerald River View and The Emerald Garden View are likely to be the next two projects in this chain.

In addition to Minh Phuc, Mr. Bui Ngouan Phong has been and is currently leading a series of enterprises as Chairman and Director of Le Phong Co., Ltd.; Chairman and General Director of Le Phong Group; Director and legal representative of Kinh Doanh and Phat Trien Nha Toan Thinh Phat Co., Ltd.; Chairman of the Members’ Council of Kinh Doanh and Phat Trien Nha Van Thinh Phat Co., Ltd.; Chairman and Director of Hien Phuc Real Estate Co., Ltd.

The role and contribution of Ms. Tran Thi Ha are no less significant. In addition to being the CEO of Le Phong Group, she has been and is currently the Director and legal representative of Song Hy Quoc Te Co., Ltd.; used to own and contribute 19% capital to Kien Son Trading Co., Ltd.; contributed 5% capital to Le Phong Group; and contributed 10% capital to Hien Phuc Real Estate Co., Ltd.

The two new “Emerald” projects of Le Phong are also included in the list of projects for changing land use purposes in 2024 in Thuan An city, according to the decision of the People’s Committee of Binh Duong province issued in February 2024.

This list also includes projects with investors related to Le Phong, such as The New Point apartment building by Song Hy Quoc Te; the 1.2ha real estate project of Hien Phuc Real Estate in Vinh Phuc ward; and the 1.83ha real estate project of Le Phong Group in Binh Nham ward.
