Real estate distributors assert that such basement-equipped townhouses are virtually non-existent in the northern market. “After deducting construction costs, amenities, infrastructure, and applying early-bird discounts, the land price for Sun Group’s townhouses in Ha Nam province is only VND 25-30 million/m2, which is very competitive compared to neighboring projects. Plus, with the unique design offering an entire extra basement level, investors are naturally intrigued,” shared Tung Anh from Four Home, a distribution agency.

“Building a basement incurs higher costs, but it creates a novel entertainment and creative space. It can even be customized as a private storage area,” shared Manh Dat from Phu Ly, Ha Nam, who recently purchased two adjacent units in the Kim Tien subdivision.

The project’s lead architect revealed that the design team was astonished by the challenge posed by the developer. Besides the basement, Sun Group also meticulously crafted each townhouse. The 469 architectural designs in the Kim Tien subdivision are unique, with no repetition. The townhouses feature large-pane windows and spacious balconies that maximize natural light and ventilation while providing a connection to the outdoors. The artistic balconies are seamlessly integrated with the upper-level gardens, where homeowners can tend to their private gardens.
