Hanoi: Land Allocation for a Series of Housing Projects

The Hanoi People’s Committee has officially issued a land allocation decision for areas in Thuong Cat Ward, Phu Thuong Ward, and Son Dong Commune. This move paves the way for developers to initiate residential projects across these designated locations.

The Hanoi People’s Committee has recently issued a series of land allocation decisions for the construction of residential areas across the city.

Specifically, the city’s authorities have allocated 10,574.57m² of land in the X6 area of Lai Yen Commune, Hoai Duc District (now Son Dong Commune, Hanoi) to Hanoi New Urban Development Investment Joint Stock Company. This land is designated for a low-rise housing project aimed at sale.

Of the total 10,574.57m², 9,759m² is earmarked for low-rise terraced houses and villas, while 815.57m² will be used for transportation infrastructure, public utilities, and green spaces as per the area’s planning.

Additionally, the Hanoi People’s Committee has allocated 14,846m² of land in plot H1HH1 within the Tay Ho Tay Urban Center (Xuan Dinh Ward, Hanoi) to JVH31 Vina Co., Ltd. This land is intended for a project encompassing public services, commercial spaces, offices, and high-end residential units.

The land use term for the company extends until August 20, 2062. Homebuyers will enjoy stable, long-term land use rights associated with their property.

Furthermore, the Hanoi People’s Committee has permitted PCI Sustainable Investment and Development Joint Stock Company to convert the purpose of 8,896.7m² of land and has allocated an additional 5,293.9m² (with completed site clearance) in Phu Thuong Ward for the Thai Ha Spring Garden residential project.

Of the total 14,190.6m², 10,464.8m² is designated for construction, while 3,725.8m² will be used for road development as per the planning.

The Hanoi People’s Committee requires developers to coordinate with relevant departments to determine land prices for land use fee calculations, receive land handover on maps and in the field, obtain land use right certificates, and implement projects in compliance with regulations.

Relevant departments are tasked with guiding developers in project execution according to their assigned functions and responsibilities.
