The Near-730 Billion VND Road Connects the “Twin Shores”

Recently, the local government in Dong Hoa Ward, Di An City, Binh Duong Province, inaugurated the Dong Tay (East-West) Axis Road, formerly known as Thong Nhat Street.

The 3km-long, six-lane road, with an investment of nearly VND 730 billion, starts at National Highway 1K in Binh Duong Province, passing through the ring road of the University Village (the urban area of the National University of Ho Chi Minh City), and ends at Hanoi Highway, leading directly to the new Mien Dong Bus Station in Ho Chi Minh City.

The project has improved regional connectivity with the Mien Dong Bus Station and the Ben Thanh-Suoi Tien Metro Line, enhanced the urban landscape, and boosted socioeconomic development in Binh Duong Province.

Compared to the previous Thong Nhat Street, the Dong Tay Axis Road has expanded from a two-lane road to a six-lane road, doubling its width from 16m to 32m. Additionally, a new section has been constructed, providing a direct link from the National University of Ho Chi Minh City to Hanoi Highway and easy access to the Mien Dong Bus Station and the Ben Thanh-Suoi Tien Metro Line.

This is a significant transportation project for Di An City and Binh Duong Province, providing a direct connection to the National University of Ho Chi Minh City and Thu Duc City. The road’s construction has brought excitement to the local community.

However, the joy is not complete as a small section of the road, approximately 50m, remains unfinished. This section is part of the Hanoi Highway expansion project, for which Ho Chi Minh City is the investor, and has not yet been implemented.

According to recent updates, Binh Duong and Ho Chi Minh City have agreed to allow Binh Duong to invest in the remaining 50m section to ensure the road’s completion. The People’s Committee of Binh Duong Province has assigned the People’s Committee of Di An City to carry out land compensation and construction for this final stretch.

According to the People’s Committee of Di An City, land compensation is expected to be completed by September 2024, with construction starting in October 2024. The connection from National Highway 1K to National Highway 1A is anticipated to be operational by early 2025, with an estimated total cost of VND 100 billion, including land compensation and construction.

Real Estate Projects in the Heart of Connectivity

The Dong Tay Axis Road has long been surrounded by numerous real estate projects. Thus, the road’s completion brings joy not only to the local community but also boosts the potential of real estate projects along and around it.

At the intersection with National Highway 1K, there are several apartment projects, such as Phuc Dat Tower, which has been handed over, with prices ranging from VND 38-39 million/m2; HT Peal, with secondary prices from VND 37-41 million/m2; Bcons Bee and Bcons Green View, which have been delivered with ownership certificates; and Green Tower, which is under construction but not yet launched.

Another project, located opposite the Go! shopping mall, by Cong Ty TNHH Dau Tu Xay Dung Thien Ha – Bang Duong, is still in the initial stages and has not been developed.

Along the Dong Tay Axis Road, there are also several affordable apartment projects, strategically located at the “heart” of connectivity with Ho Chi Minh City and other areas.

As of August 2024, only a few projects by the Bcons Group have been implemented and put into use, including Bcons Plaza apartments (handed over with ownership certificates), Bcons City townhouses, and B.School (operational). Additionally, the Bcons City urban area is under construction and is expected to be completed by 2025. Currently, the Bcons City tower is constructing the 7th floor of Tower A and the 6th floor of Tower B. Green Emerald Tower is constructing the 12th floor of Tower B1 and the 9th floor of Tower B2, while Green Topaz Tower is in the finishing stage before handover. The other towers have not yet introduced their products to the market but have already started constructing the structural floors. The current price of Green Emeral tower in Bcons City is VND 39.7 million/m2.

In the future, the Bcons Group will continue to develop a social housing project with 2,500 apartments in this area. The company also owns a land fund of over 3 hectares here and plans to develop more apartment projects.

Meanwhile, the Galaxy New project by Hung Thinh and LDG Sky by LDG Group have been left unfinished and abandoned for about three years.

The completion of the Dong Tay Axis Road has positively impacted the surrounding real estate projects, most of which offer apartments in the price range of around VND 2 billion per unit, making them quite attractive to buyers. It is predicted that as the connecting infrastructure improves, this price range may change, and apartments priced at VND 2 billion in Binh Duong could become a rare find in the near future.
