The People’s Committee of Bac Giang province has just issued an adjusted Land Price Table, effective from December 10, 2024, to December 31, 2025.

In this Land Price Table, depending on the area, the price of agricultural land for annual crops ranges from 60,000 to 70,000 VND/m2. Land for perennial crops ranges from 55,000 to 65,000 VND/m2. Land for aquaculture ranges from 48,000 to 60,000 VND/m2, and land for production forests ranges from 12,000 to 20,000 VND/m2.

Non-agricultural land is divided into two types: Land price table for residential land, commercial service land, and non-agricultural production facilities in urban areas, transportation routes; and land price table for residential land, commercial service land, and non-agricultural production facilities in rural areas.

Specifically, the highest price for residential land in urban and suburban areas is 120 million VND/m2, and the lowest is 500,000 VND/m2, which is an average increase of 1.7 to 3.34 times compared to the 2022-2024 period (depending on the area).

In rural areas, the highest price is 14 million VND/m2, and the lowest is 400,000 VND/m2, an average increase of about 1.1 times compared to the current price, with the highest increase being in the rural areas of Bac Giang city, at nearly 4.9 times.

In Bac Giang city, some roads have relatively high residential land prices, such as Hoang Van Thu Street, ranging from 28 to 120 million VND/m2 (depending on the location); Hung Vuong Street, ranging from 35 to 100 million VND/m2; Quang Trung Street at 95 million VND/m2; Nguyen Thi Luu Street, ranging from 32 to 90 million VND/m2; and Nguyen Van Cu Street, ranging from 50 to 100 million VND/m2.

The new price table also stipulates the application of land prices in cases of administrative boundary consolidation and separation. For districts, towns, communes, wards, and townships that have undergone administrative boundary changes due to consolidation or separation, the land prices specified in this decision shall apply. The new administrative unit’s name should be used.

According to assessments by specialized agencies, the new Land Price Table issued by the province is basically in line with market prices. In addition, the new Land Price Table also stipulates the prices of some other types of land, such as land for mineral activities, which is set at the same price as non-agricultural production land in the same area and location. The price of protective forests and special-use forests is set at the same price as production forests. The price of concentrated livestock farming land is determined based on the price of aquaculture land. The price of other agricultural land is set at the same price as annual crop land.
