Taseco Land and HNG Holdings Joint Venture Invests in Billion-Dollar Urban Development Project in Northern Vietnam’s Industrial Hub

HNG Holdings and Taseco Land have joined forces to develop a new urban area project in Huong Mac and Phu Khe wards, located in Bac Ninh. This collaboration promises to create a modern and vibrant community, blending innovative design with sustainable living solutions.

Recently, the People’s Committee of Phu Khe Ward (Tu Son City, Bac Ninh Province) approved the detailed 1/500 scale planning for a new urban area in Huong Mac and Phu Khe Wards.

Previously, on February 14, the Bac Ninh Provincial People’s Committee approved the investment policy for the project. By May 26, the province further approved the selection of the investor consortium, comprising Taseco Real Estate Investment Corporation (Taseco Land, Stock Code: TAL) and HNG Holdings Corporation.

The new urban area in Huong Mac and Phu Khe Wards spans approximately 30.5 hectares, with a total investment of over 2.5 trillion VND. It is strategically located adjacent to Provincial Roads 277 and 277B.

The land use plan allocates about 11.6 hectares for residential construction, including 409 adjacent land lots with a maximum construction density of 85%, ranging from 4 to 5 stories, and 206 villa lots with a 65% construction density, up to 3 stories. Additionally, the project features a mixed-use apartment complex (maximum 20 stories, 60% density), a 12-story social housing building (37% density), commercial and service areas, cultural and healthcare facilities, educational institutions, and an 8,100 m² lake.

According to the environmental impact assessment report, the project will be implemented in two phases. From now until November 2026, the focus will be on investment preparation, land clearance, and handover. In the subsequent phase, within 30 months of land acquisition, the consortium will commence infrastructure development, residential construction (structural completion and exterior finishing), commercial and service facilities, and a kindergarten.

Following the approval as the developer for the Phu Khe – Huong Mac urban area, Taseco Land continues to expand its operations in Bac Ninh. In June, the company’s Board of Directors approved participation in the bidding for the investor selection of the new urban area, commercial services – Sub-zone 65.1 project in Tam Son, Dong Ky, and Huong Mac Wards (former Tu Son City).

Taseco Land will lead the consortium, including Taseco Land – Taseco Group – ICON4, in the bidding process. This project covers approximately 62.6 hectares, with a preliminary investment cost exceeding 3.9 trillion VND. It is designed to accommodate around 5,178 residents, featuring adjacent houses, low-rise villas, and high-rise mixed-use apartments, totaling nearly 400,000 m² of floor area.

In Thai Nguyen, during April, Taseco Land successfully bid for the right to use a 2.23-hectare commercial land plot within the new urban area and central pedestrian street of Thai Nguyen City, valued at over 1.367 trillion VND.

As outlined in the 2025 Annual General Meeting, Taseco Land aims to develop at least four new projects this year, increasing its land fund by approximately 350 hectares. The company will focus on identifying and developing high-value-potential projects in Hanoi, Hai Phong, Hai Duong, Thai Nguyen, Bac Ninh, and Hung Yen.

In Q2 2025, the company plans to auction a 6.6-hectare land plot; in Q3, it will participate in bids for two projects totaling 278 hectares and one project with recognized developer status; and in Q4, it will bid for a 62.5-hectare project.

Alongside land expansion, Taseco Land plans to commence six new projects in 2025, including: Trung Van Project, Long Bien Project, Taseco Resort Da Nang (10 hectares), Quan Hau Project, Me Linh Social Housing Project (40.6 hectares, over 1,000 apartments), and Duy Tien Urban Area Project (115 hectares).
