The 75,000 billion infrastructure project falls behind schedule, but real estate prices in Nhon Trach remain hot.

Despite facing serious delays, with only about 6% completed, the real estate market in Nhon Trach district is still booming, even as the construction of Belt Road 3 runs through.

Belt Road 3 Ho Chi Minh City is one of the key projects in the entire Southeast region currently. Construction started in September 2022, this road has a total length of over 76 km, invested in highway standards, with a maximum speed of 100 km/h. The total investment amount of the project is about 75,400 billion VND. In which, the section of Belt Road 3 passing through Nhon Trach (Dong Nai) is more than 11.2 km long, passing through 3 communes Vinh Thanh, Phu Thanh, Long Tan and has a total investment capital of 3,868 billion VND.

The key component of the project is the Nhon Trach Bridge connecting Nhon Trach District (Dong Nai) with Thu Duc City (Ho Chi Minh City). This is the largest bridge on the belt road with an investment of 1,800 billion VND, completed after 3 years. The bridge is 2.6 km long, 19.5m wide and the ramps at both ends of the bridge have a total length of more than 5.6 km. This is also the starting point of Belt Road 3 through Dong Nai province.

The bridge has an important meaning because Nhon Trach District is now like an isolated island. Traveling from Ho Chi Minh City to here mostly relies on Cat Lai ferry, causing the economic and social development process of Nhon Trach in particular and Dong Nai in general to be hindered. The people on both sides of the river are looking forward to the day when bridges connecting Dong Nai – Ho Chi Minh City will be completed.

However, the Belt Road 3 project section through Nhon Trach is behind schedule. Specifically, the project needs to acquire 65 hectares of land, but up to now, Dong Nai province has only handed over more than 4 hectares, reaching about 6.2% while the other 3 localities, Binh Duong, Ho Chi Minh City, Long An, the land-handover rate is 82%, 97% and 98% respectively.

The construction process by Dong Nai province’s functional agencies is considered “too slow”. The photo shows the current condition of an initial section of the route.

However, Nhơn Trạch real estate still has some good information such as planning to become a city, a type 2 town by 2030 or the advantage of connecting with Ben Luc – Long Thanh expressway, Long Thanh airport, making the real estate prices gradually heat up again. A typical example is the Swan Bay urban area project. According to brokers, the land segment at Swan Bay project invested by SwanCity group with prices ranging from 18-20 million VND/m2 last year has now increased to 26-32 million VND/m2, approaching the former peak level of 36-38 million VND/m2.

The project covers an area of 2 km2, located on Ong Con Island in Nhon Trach district, Dong Nai province, a few kilometers from the starting point of the belt road. This project is also adjacent to Thu Duc city of Ho Chi Minh City with important transportation routes such as National Highway 51A connecting National Highway One to Vung Tau, Long Thanh – Dau Giay expressway, Ben Luc – Long Thanh expressway connecting Long Thanh future international airport.

Belt Road 3 also crosses a section of Ton Duc Thang street, a main road in Nhon Trach leading to the administrative center and industrial cluster of the district. At the same time, Ton Duc Thang street also intersects with Quach Thi Trang street, leading to Cat Lai ferry (in the future is Cat Lai bridge).

This section of Belt Road 3 also leads to another project of “tycoon” SwanCity, which is Swan Park urban area located in East Saigon area, 16 km from the center of Ho Chi Minh City, 8 km from Long Thanh international airport. The project covers an area of over 9.4 km2, with a total investment capital of 6 billion USD and is the largest project in Nhon Trach.

Currently, there are hundreds of villas, townhouses that have been built, but for many years have remained deserted due to the limited connectivity system with Ho Chi Minh City. Currently, the project is still waiting for the day when major works such as Belt Road 3, Nhon Trach Bridge, Cat Lai Bridge are completed to revive.

According to information from real estate brokers, the price of villas, townhouses here ranges from 27 – 30 million VND/m2 depending on the location, and real estate developers have started pushing up the prices in line with Belt Road 3.

Representatives of the Transport Department said that the entire Belt Road 3 project is estimated to be completed by 2026, opening up space for developing industrial corridors, connecting many seaport clusters, reducing travel time and logistics costs. The project is also expected to create regional linkages, promote the economic and social development of the key Southern region.
