A district turning into a city with continuous investment in transportation infrastructure and a large-scale urban area.

Not only the main streets but also many alleys in Hoc Mon district, Ho Chi Minh City have been continuously upgraded and expanded since 2023.

In the recent urban planning draft for Ho Chi Minh City during the period of 2021-2030 with a vision to 2050, it has been proposed to transform 5 suburban districts Củ Chi, Hóc Môn, Bình Chánh, Cần Giờ, Nhà Bè into 3 new cities. Among them, the northern city consists of two districts, Hóc Môn and Củ Chi, with the development focus on eco-agriculture, rural areas, entertainment, healthcare, ecological industry, and services. Hóc Môn district will be the administrative and political center of the northern city.

Recently, Hóc Môn district has invested in the construction of various transportation projects, improving the urban landscape of a suburban district of Ho Chi Minh City. Not only main roads but also many smaller alleys have been upgraded and expanded.

Đặng Thúc Vịnh Street, connecting Hóc Môn district with Củ Chi district, has become one of the largest and most beautiful roads in the district. The 5.3 km road has been upgraded and expanded from 7m with 2 lanes to 30m with 6 lanes, with a total cost of nearly 700 billion VND, contributing to improving the main transportation axis of Hóc Môn district and urban infrastructure for the northwestern gateway of Ho Chi Minh City.

According to the People’s Committee of Hóc Môn District, in 2023, the district completed and put into operation several key transportation projects such as Tan Hiep 9 road; Upgrading and repairing Thới Tam Thôn 6 road; Building drainage system for Đồng Tâm route; Building drainage system for Tân Xuân – Trung Chánh 1 road.

Furthermore, the communes and towns have mobilized people to donate land, expand and upgrade alleys, contributing to the continuous improvement of the infrastructure system, which has had a positive impact on various aspects of the local economy and society.

In addition to transportation infrastructure, in 2023, Hóc Môn district also invested in a number of projects in culture, physical education, sports, and public parks to serve the local residents. An outstanding example is the Hóc Môn Ecotourism Park project, which is invested in and built on an area of ​​over 6 hectares with a total investment of 70 billion VND. The opening of this park meets the entertainment and recreational needs of the local residents and nearby areas.

In the new year of 2024, Hóc Môn district will focus on compensation, support, land clearance and resettlement for the construction of the Belt Route 3 project, which passes through Hóc Môn district. At the same time, it will continue to implement the construction of major transportation routes to ensure the synchronous connection between units within the district and surrounding areas.

In terms of real estate market, trading in Hóc Môn district has been relatively quiet since mid-2022. The prices of land plots on some main roads in Xuân Thới Sơn, Xuân Thới Thượng, Bà Điểm communes are currently around 18-23 million VND/m2, a decrease of about 10-15% compared to the beginning of 2022. From December 2023 until now, most prices have remained the same. Some landowners have accepted an additional 10% price reduction to facilitate transactions, but overall demand remains weak.

However, recently, after receiving some information about the planning and infrastructure, investors’ psychology has “returned to a positive state.” At the end of 2023, the fact that some big players started to “keep an eye” on large-scale projects in Hóc Môn shows that real estate in this area still attracts investors.

For example, the International University Urban Area in Hóc Môn district covers an area of ​​880 hectares, with a total capital of nearly 2.5 billion USD. It is expected that Berjaya Vietnam Urban Development Co., Ltd. will start construction of the project in the first quarter of 2024.

The International University Urban Area was approved for a 1/2000 planning project in April 2012 and detailed 1/500 planning for residential areas in phase 1 in 2013. In August 2018, the HCMC People’s Council approved the list of projects that need to be reclaimed and converted the land use purpose for the International University Urban Area. In April 2021, the Prime Minister issued a decision adjusting the investment policy for the project of Berjaya Vietnam.

Recently, CEO Group proposed the HCMC People’s Committee to allow companies to report the detailed planning concept for the CEOHOMES Sài Gòn urban area at a 1/500 scale, with an area of ​​215 hectares in Hóc Môn district. The project is located in Tân Thới Nhì commune, Hóc Môn district, northwestern HCMC, adjacent to Belt Route 3, and bordered by National Road 22 to the northeast, Road C19 to the southeast, and Road 1 to the southwest.
