Upscale hotel to be built on prime land in central Hanoi

Hanoi City People's Committee has recently approved the 2024 Land Use Plan for Ba Dinh district, which includes projects such as the Giang Vo Complex and the construction of a 5-star hotel at 18 Cao Ba Quat Street.

The People’s Committee of Hanoi has recently approved the 2024 Land Use Plan for Ba Dinh District.

According to the plan, the total allocated land area for 2024 in the district is over 920ha, including agricultural land (about 1.6ha), non-agricultural land (over 916ha), and unused land (about 2.8ha).

The reclamation of land includes about 0.3ha of agricultural land and 10.3ha of non-agricultural land. The change of land use for agricultural land to non-agricultural land is about 0.3ha.

It is noteworthy that in this year’s land use plan for Ba Dinh District, Hanoi has approved several projects, including the renovation of hazardous apartment buildings at 148-150 Son Tay; the renovation and construction of the Vietnam Film Archives – The Boulevard; the construction of housing for sale at Lane 5 Lang Ha (now Lane 29 Lang Ha) with an area of over 0.4ha; the Giang Vo Complex project with an area of 1.2ha; and the construction of a 5-star hotel at 18 Cao Ba Quat Street with an area of over 3,360m2; and more.

Regarding the project at 18 Cao Ba Quat Street, Hanoi People’s Committee stated that, based on the legal basis according to decision No. 911 dated February 26, 2018 of Hanoi People’s Committee regarding the recovery of an area of over 3,360m2 of land managed and used by Hanoi Urban Environment Co., Ltd. but violating the Land Law.

This land area was previously involved in various issues and was pointed out by the Hanoi Inspectorate. The land was originally planned for an office project at 18 Cao Ba Quat Street (Ba Dinh District) with Hanoi Urban Environment Co., Ltd. as the investor.

However, after several years of stagnation, this project was among 16 projects publicly terminated by Hanoi in 2018.

In terms of infrastructure, according to the approved 2024 land use plan, Ba Dinh District has projects including the expansion of Phan Ke Binh Street according to the planning with an area of 1.35ha in Cong Vi Ward; the construction of the Belt Road 1 section from Hoang Cau to Voi Phuc (phase 1) with a land use area of 6.7ha, covering Giang Vo, Ngoc Khanh, Thanh Cong wards; the construction of the Lieu Giai – Nui Truc road section from La Thanh Hotel to Nui Truc Junction (phase 2); and more.

In terms of public works, there are projects for the construction of flower gardens and greenery at land plots from house No. 67 to house No. 79 on Van Cao Street in Lieu Giai Ward; the construction of flower gardens and greenery at land plots on alley 75 of Vinh Phuc Street, Vinh Phuc Ward; the construction of flower gardens and greenery at the Mau land plot, alley 6 Vinh Phuc Street; the construction of flower gardens and greenery at the corner of Yen Phu – Hang Than Street in Nguyen Trung Truc Ward.

Ba Dinh District People’s Committee will also revoke 5 land plots that do not meet the conditions for public purposes in Kim Ma, Lieu Giai, and Ngoc Khanh wards, and will transfer the land in 2024.
