Tay Thang Long Road: The Hottest Real Estate Axis of 2024 Connecting 5 Districts in Western Hanoi

Although the Western Thang Long Road has not been completed, it has already witnessed the construction of numerous major projects and works on both sides. This road spans across 5 districts, towns, and townships in western Hanoi.

The West Thang Long Road project plays a major role in connecting and developing the western area of Hanoi. This modern urban road is 33 km long and 60.5m wide, with 10 lanes, connecting from Vo Chi Cong Street (Tay Ho District) to Son Tay town.

The project can be divided into 5 construction sections: 2.1km from Vo Chi Cong Street to Pham Van Dong Street (Section 1); 3.2km from Pham Van Dong Street to Van Tien Dung Street (Section 2); about 3km from Van Tien Dung Street to Tay Tuu, Thuong Cat (Section 3); 4.9km from Tay Tuu to Ring Road 4 (Section 4); 20km from Ring Road 4 to Son Tay town (Section 5). Currently, sections 1 and 3 of the route have been completed. Sections 4 and 5 have not been implemented. And most notably, section 2 is being expedited to complete section 1 of the route. Although the project still faces many difficulties in terms of construction and land clearance, various residential areas and administrative centers are being built along both sides of the road. The photo shows section 1 of the Thang Long West Road (Hoang Minh Thao Street) passing through the Starlake urban area with a series of construction projects.

A typical example in section 1 is the new R&D center of Samsung Vietnam, which started construction in March 2020 and is expected to be completed by the end of 2022. The center has a total investment of up to 220 million USD with 16 above-ground floors and 3 basements. The R&D center is expected to become the world’s leading research and development center through enhanced collaboration with universities in key technology fields.

Adjacent to the R&D center is a 35-hectare plot of land planned for the construction of 13 headquarters (12 agencies, 1 reserve agency). The buildings here will have a unified height of 12 to 25 floors, with supporting public and commercial facilities of 6 to 24 floors, uniformly set back from the main road by 20 meters.

Together with section 1, section 3 of the West Thang Long Road from Van Tien Dung Street to Tay Tuu has been completed. In this area, the road runs through various projects and establishments of Bac Tu Liem district, such as administrative areas, hospitals, and technology areas. In section 3, the Avenue Garden project (part of the Tay Tuu urban area) is located on a 2.6-hectare plot of land on the main road of Thang Long West Road. According to real estate agents, the prices of villas here range from 150-250 million VND/m2, with prices for regular villas ranging from 190-195 million VND/m2; semi-detached houses with a width of 60m have prices of about 225 million VND/m2; and inner semi-detached houses will have a price of 160 million VND/m2.

In addition, adjacent to the West Thang Long Road, the Vinhomes Wonder Park project is located in Tan Hoi and Lien Trung communes (Dan Phuong district). The project covers a total planned area of ​​133 hectares and includes various types of housing: villas, semi-detached, detached, twin, and shophouses, with a total of over 2,000 units.

Although section 4 of the Thang Long West Road has not been implemented, there have been the presence of large projects along the route, such as The Phoenix Garden with a scale of 45 hectares.

In addition, the Sunshine Group recently announced that it will simultaneously implement 2 large urban projects: Sunshine Heritage Ha Noi and Sunshine Grand Capital, both located along the Thang Long West Road with a total scale of nearly 300 hectares passing through Dan Phuong and Phuc Tho.

In the future, when sections 4 and 5 of the West Thang Long Road are completed and section 2 is completed and put into use, it will promote the emergence of big names. This plays a significant role in the economic and social development of the districts in the western part of the capital city, helping to synchronize and accelerate the urbanization process in the areas along the road, creating a new real estate axis for the western part of Hanoi.
